Transforming Bailiffgate House—a Grade II listed Georgian property with a rich and varied history—into a premium 48-room boutique hotel was no ordinary task. Built in the late 18th century and originally acquired by the first Duke of Northumberland, the building has served many roles over the centuries. Its latest incarnation as a luxury destination in the heart of Alnwick demanded a careful and sensitive approach to both preservation and innovation.

For Quora Group, this was an opportunity to deliver a high-quality mechanical installation that balanced historical integrity with modern comfort. The project involved the sympathetic refurbishment of the original structure and a four-storey extension, creating hotel accommodation, suites, and a restaurant, while working within strict heritage constraints and tight timelines.

The Solution

Quora Group was appointed to provide a complete MEP mechanical solution, tailored to the unique challenges of the building’s structure and its listed status. Our scope of works included:

• Installation of heating systems, including feature cast iron radiators in keeping with the building’s heritage

• Above-ground public health drainage systems
• Precise installation of premium sanitary ware throughout all rooms and public areas
